Spring is Here!
April in Whistler usually means some sunny and warmer weather.  This year ULLR has other ideas for us with more snow and colder weather so far.  I wouldn't be surprised to see a 400cm base in Whistler sometime by the end of this week!!
 
Spring and Summer will arrive sometime soon and with that a whole new set of adventures and fun!
 
Tina and I are excited to finally get our foundations started next week and eventually have the BONE Structure up shortly thereafter. We will make sure to keep in touch on the build process and appreciate any wisdom and advice you'd want to pass along.
Market Update
Market activity during the first quarter of 2017 stayed consistent with that of the previous quarter but was significantly below that of the same period a year ago.
 
As was identified in our last report, historically low levels of the number of properties for sale has restricted the amount of activity although there has been no reduction in buyer interest. This has caused values to continue to trend upwards.
 
Winter Season for the Record Books
April is now well underway and with the longer, warmer days upon us, we can now look back at the 2016/2017 winter season as one for the record books.
 
In March alone, the mountains saw a total of 320 cm of snow, making it the third snowiest March on record.
 
With a total of 1,188cm of snow through the winter season, Whistler Blackcomb officially surpassed its 10 year annual average snowfall (1,170 cm) - making for excellent spring skiing and riding conditions available through to May 22.
 
With so much snow, it is no surprise that visitor numbers are up across the board. As a result, many investment properties reported significantly higher returns in 2016 over 2015 and 2017 has started with a bang - welcome news for investors in Whistler and those looking to purchase revenue generating properties.
Tax Changes: Principal Residences
New for the 2016 tax year, owners who sell (or have already sold) their principal residence after January 1, 2016 must report this sale to the Canada Revenue Agency (CRA) in order to claim their full principal residence tax exemption.
